Vistry secures approval for North London regeneration project



Vistry has secured planning permission for the next phase in Meridian One, its flagship regeneration scheme in partnership with Enfield Council.


The housebuilder has been granted a non-material amendment which clears the way for 700 homes — including affordable housing allocations — to be constructed across three buildings in Phase 1B.

Vistry now anticipates submitting a Gateway 2 application this spring, with construction expected to commence towards the end of the year.

Overall, Meridian One will provide around 1,000 mixed-tenure homes as part of a wider regeneration of the area.

Phase 1A recently completed constructed and delivered 301 homes with 92% of these designated as affordable housing.

“Securing this planning approval is a significant step forward for Meridian One and demonstrates our commitment to delivering high-quality homes and community facilities in partnership with Enfield Council, said Rob Wilkinson, managing director at Vistry South London.

“With Phase 1A now complete and Phase 1B moving into the next stage, we are proud to be playing a key role in creating a vibrant, sustainable neighbourhood that meets the needs of local people."

Elsewhere, progress is being made at Meridian Two which completed its topping out ceremony in December 2025.

Councillor and leader of Enfield Council Ergin Erbil added: “Our vision for Meridian Water is coming to life.

“This latest approval is a key milestone and shows the strong partnership we have built to bring real change to our borough.”
